Vantage Capital’s disciplined investment approach focuses on targeting high-quality, well-located properties. We aim to identify assets in markets with strong fundamentals, employment growth, population growth and other key demand drivers. All the properties we acquire have value-add characteristics that include the ability to reposition the asset through development, capital improvements and renovations, and improving operations through creativity and effective management. We primarily target existing properties with potential upside from repositioning through rebranding and renovations allowing for rent acceleration, and land with potential appreciation through entitlement for future development. We offer a vertically integrated platform which benefits from extensive development and property management
experience.

  • Value-Add multifamily properties throughout the major markets in Florida and select markets outside of Florida.
  • Covered land with the opportunity for future multifamily development in South Florida.
  • Distressed opportunities including non-performing collateralized debt across geographic locations.

  • Strategic locations poised for future growth and appreciation.
  • Properties ripe for repositioning through renovations, rebranding, and hands-on management.
  • Properties with existing cash flow and substantial future development potential including properties with existing retail, industrial, or office use.

Underwriting and Risk Management

Vantage Capital Partners puts all targeted acquisitions through a detailed due diligence and underwriting process to minimize risk and increase the likelihood of a successful investment. Prior to committing to an investment, we create a detailed pro forma model analyzing potential outcomes. We rigorously test our assumptions by gathering market data, performing physical inspections of the underlying properties, engaging reputable consultants, and getting detailed cost estimates for all construction work to be performed.

Throughout the review and due diligence process of a property, the acquisitions team works closely with our asset management, property management, and construction management teams to formulate a unique business plan for every property acquired. The collaboration of Vantage Capital Partner’s team enables us to effectively execute the property’s business plan immediately upon acquisition.
